Expensive, slow and unreliable!

In reality selling through estate agents has many problems and takes a lot of time. After contacting them to arrange a meeting you usually wait for a week for them to take photos of your property. An efficient agent will have the property in the local newspaper within three weeks and if you are lucky you will start to get viewings within five weeks of first contacting the agent. You must clean the home from top to bottom and any necessary refurbishment should be carried out, which can be expensive.

On average it takes between ten and fifteen viewings for a property to sell. Even if it only takes ten viewings the property must stay in pristine condition for many weeks. The time taken to find a buyer from when a house is put on the market varies but on average is six and a half weeks.

The buyer must then arrange a mortgage which can take from five to seven weeks. At this critical moment they could easily pull out. Buyers often do. They may be unhappy with the valuer or solicitor's findings. The mortgage may fall through. The buyer may find another property that they prefer or they may be unable to sell their own home. There are many factors over which you have no control.

Even if things go relatively smoothly it takes an average of six and a half months in total to sell your house through an estate agent. If there are problems along the way it may take much longer. Obviously once you have found your dream home you rarely have time to wait around for month after month for a buyer. You must sell quickly or loose the opportunity.

   
 


Dirty tricks are abundant in the property market. Lying, backhanders, dodgy deals and even fake passports are common. The Ombudsman for estate agents received more than 8,000 enquiries from angry customers in 2006. This is a year on year increase of more than one third from 2005. On Whistleblower, a program on BBC1, an undercover investigation revealed the secret world of deceptive estate agents. The program showed estate agents openly discussing potential buyers' budgets so that they can squeeze as much money out of them as possible. Faking documents seemed to be a habit of many established agencies. Anna Adams of the program said "During my eight-month investigation I discovered a litany of dishonesty, deception, deceit and outright criminality".

Some estate agents have a bad reputation when it comes to customer satisfaction and value. They almost always give you an unrealistic, initial valuation to persuade you to sell with them. Months go by and they then suggest a lower price.

When an offer arrives, It is often under the asking price but the agent insists that it is the best you will get. By this time you will be desperate and the estate agent will suggest that you go with the offer. UK sales currently average 93% of the asking price.

Even when the price is reduced to a realistic level, buyers can be put off by the length of time that the property has been on the market. It can take six to nine months to sell your property. The average time is six and a half months. Is it worth waiting this long? Selling can be a stressful and daunting proposition. The possibility of a chain breaking may mean that you have to start at the beginning again.

   
 

Some estate agents use lock ins. This is a subtle contractual trick. It binds the home seller to the particular estate agent for a period of up to two months. This holds even if you request to take your home off the market. Upon written instructions they can reduce the lock in period to one week, after which you are free to do business with competing companies without the risk of legal action being take against you.

The mood is changing in this uncertain market. One in two sellers are aiming to cut costs by cutting out the estate agents' fees when selling their property. 92% are adamant that estate agents do not justify their high fees. Two thirds have no idea what estate agents fees are intended to cover. The research is a definite warning for estate agents, with buyers and sellers venting their frustration at commission overcharging, inflexible fee rates, poor service and underhand dealings. With a bit of know how and confidence, people can find that selling their home can be as easy as changing a light bulb.

There are some specific problems you can get selling through estate agents:

  • False promises: They tempt you with a high valuation figure then after six months you will be asked to reduce the price.
  • Strangers intruding: A constant flow of strangers coming into your home.
  • Negotiators: A couple say that they are interested in buying your home. For the next two weeks they keep sending all kinds of surveyor round trying to pick holes in your home. Eventually the price is negotiated downwards. Five weeks later you find that they have not sold their property and cannot proceed. Your house goes back on the market. It is intensely disappointing with expensive delays.
  • Creeps: After a month a buyer comes who sounds encouraging and keeps coming back to measure the rooms and view the property. You feel unnerved when you never hear from them again. You mistrust all future buyers.
  • Losers: There is a buyer at last. You instruct your solicitor. A week before contracts are exchanged your buyer loses his buyer. You are back to square one. You are fed up with selling your property. You have missed your dream home because you cannot proceed and feel like staying put.
  • The final straw: The estate agent's bill arrives for advertising to date. This is some £800 plus vat. They expect settlement within fourteen days. These scenarios can continue for months and years without a satisfactory result.
