I need to sell my home to raise money but I would like to continue living there?

This is a typical situation in which a fast trade sale can give a unique solution. For our buyers a property with a committed and caring tenant is absolutely ideal and who could look after your property better than you who have made it your home? In many cases we can agree a suitable rent and price so that you can realise your capital and continue to live in your home as a tenant.

For legal reasons tenants are normally offered a standard AST (Assured Shorthold Tenancy) agreement. However we require our Associates to offer a written statement of intent to allow you to remain in the property with a prearranged basis for any rent increases so long as the terms of the AST contract are met. I want to sell my home but I don't want to move out until I am ready?

No problem! There are two ways that we can use our flexibility to achieve this depending on your circumstances. It may be that we can exchange binding contract but leave the completion date flexible so that you can complete when you are ready. This may suit you if you are , emigrating, moving area or looking for the house you wish to buy. Alternatively, we can complete the sale and rent your home back to you on a standard AST (Assured Shorthold Tenancy) agreement. until you wish to move. This will be more suitable if you need the money from the house fast but need time to make other arrangements.


Can I apply if I’m behind with my mortgage payments?

That's not a problem! Whether you have mortgage arrears or other secured or unsecured debts we can normally arrange for these to be paid off direct on completion provided you have sufficient equity in the property to cover them.


I am in danger of being repossessed. Can you help?

Yes! We can sort out most repossession problems even if you have already just been evicted provided you have sufficient equity in the property. We will deal directly with your creditors and negotiate the release. They will usually be pleased to get the money they are owed so quickly and easily. Under these circumstances the sooner you contact us the better!


I want to raise money for my retirement. Can you help?

Yes! You can release the capital you have tied up in your home with a fast sale and then you can stay in your home by renting it back if you wish on either a long term or short term basis. It is often a better way to raise money for your retirement than a complicated home equity plan. It can often raise more money and be more flexible for the future.


Will my estate agent mind if I sell direct to Faster Home Sales?

They are unlikely to be very happy about losing their commission! You should remember however the reason why you are seeking a fast sale. We suggest you read your estate agents agreement and give the appropriate notice.


The chain of buyers and sellers has just broken! Can you get it moving again?

Yes! Whether it is you or another person in the chain who has lost their buyer, one of our professionals can step in with a fast purchase to rescue the chain. The price paid will be at a discount to the full market price.

It is common for this discount to be divided up between those benefiting from the restored chain of transactions. If you want get it going fast we would suggest phone calls to the sellers above the break on a personal basis. This is likely to be more successful and quicker than asking the lawyers to do it. In most firms conveyancing is a production line like process handled by juniors and anything out of the ordinary gets a bit bogged down!


I have a temporary financial difficulty. Can I sell and later buy back my house?

Many of our Associates will be happy to negotiate a buy back option for you as part of a sale and rent back. This will normally be based on a fixed price at a margin above the price paid for the property to take account of the costs incurred. It will always be subject to you abiding by the terms of the rental agreement. Ask our Associate to consider something to suit your circumstances.


Do you buy property with tenants in place?

Yes! Our Associates are interested in making long term investments in property and existing tenants will save time in finding new ones! If they have been troublesome tenants, talk it over in detail with the Associate. As professionals they will be able to handle it in most cases.


I have inherited a house but don't have probate yet. Can I sell it now?

You cannot legally sign as an executor until you have the Grant of Probate. However this does not prevent us proceeding to the point of exchange of contract before hand and completing rapidly thereafter. As always we can be flexible to fit in with your position. Because we are not going to be living in your property and we do not need to sell a house to buy yours, we have far more flexibility than you will find by a conventional sale process.


   
 


The Process

How does the process work to sell my home to Faster Home Sales?

Must I sell my house if I fill out the form to ask you for a valuation?

No! There is no obligation on you from filling out the form. We will assess your information and pass it on to one of our Associates who is interested in negotiating a purchase with you. He will come and discuss your position and assess your property. He will suggest a deal based on your circumstances and his evidence of the property value.

If you accept his offer in principle, he will normally instruct a qualified surveyor at his expense to value the property formally and you both proceed to appoint solicitors. Up until that time it has cost you nothing whether or not you proceed. It is only after you exchange contracts that there is an obligation to proceed. We will normally pay up to £500 for your legal costs on completion. This will normally cover them entirely.


Do I have to accept your offer?

No! You have no obligation to accept our offer and it has cost you nothing.

We believe that charging a fee to produce an offer would put you under pressure to accept. Because you have paid us nothing, we have to try very hard to make an offer that you wish to accept! A win - win deal is what we seek!


How many people have to visit my house?

Normally you will have a single initial visit from our Associate before he makes you an offer. If you accept this offer then there also will be a visit from a qualified surveyor.


Does my house need to be all smart and clean?

No! Unlike the general public both our Associate and the surveyor are property professionals. They will ignore the superficial state of the house. They will assess the cost of remedying any defects rather than be put off by them. This means that you do not have to "prepare the house for sale" by decorating and doing all those minor repairs, neither do you need to tidy it and have the welcoming aroma of coffee floating around!


How do I get started?

We are being repossessed. Can you stop it?

Usually yes! Provided your property is worth more than your debts by a margin. It important that you contact us as soon as possible even though it is sometimes possible to stop a repossession even after you have been evicted.


We are being repossessed. If we sell to you, do we still need to deal with the repossession process?

Our Associate will arrange for his solicitor to deal with your creditors and support you for any Court appearance. It is important that you give full information on your circumstances and our Associate will take over managing the process.


I don't have a solicitor, do I need one?

We believe that you should have a solicitor to handle the sale contract. Our Associate will be able to suggest an independent one for you if you do not have one.

If you need a fast sale, or are being repossessed, it is probably a good idea to use a solicitor who has worked with our Associates solicitor before and who will give a prompt service. Some solicitors can spin out the sale process for a long time and there is little we can do about it.

 

   
 

Pricing and Costs

How much will you pay for my property?

Our Associates will typically offer you a price that is 25% to 30% below the market value. The price will depend upon many factors including your specific requirements. The discount is necessary to meet the costs that our professional cash buyers have in the property business.

Our Associates will have specific criteria and are committed to offering you the highest amount consistent with these criteria.

They will be either bearing or avoiding the costs you would have normally have in selling such as preparing the house, estate agents fees, advertising, HIP and legal costs. You should have no costs of selling and a certain and fast sale process.


How does your price compare to that sold via Estate Agents?

Many estate agents will initially inflate the price at which they say they will sell your property. This is because they know that the higher the suggested price, the more likely you are to employ them. This means that the asking price of most property drops after it has been on the market for a while.

Beyond that, buyers on average do not pay the asking price at the time of offer. Statistics show that discounts are typically between 4% and 10% of the asking price, for instance in July 2007 the level was 5%.

For these reasons the market value of your property is often below the estate agents price. Our Associates will assess the market value from information about comparable properties initially and will thereafter get a formal valuation from a qualified surveyor.

The offer will be below the market price but on the other hand the process will be swift and certain. The time taken on average to sell a property through estate agents is 6 1/2 months (Government evidence to House of Lords) and 28% of offers accepted fall through before exchange of contracts.



How will you value my property?

Our Associate will assess initially the market value from information about comparable properties and information you may have. He will use that information together with knowledge of your situation and wants to arrive at an package offer which will be based on a discount from the market value. The discount is normally between 25% and 30%.

If you are happy with the offer, it is normally necessary to get a formal valuation from a qualified surveyor. The main reason for this is that it is a requirement of those who may be lending against the property at some stage in the future.

How much does it cost to use this service?

Nothing! There are no fees to pay at any stage and we will pay your legal costs up to £500 on completion.


Do I need to pay for a HIP (Home Information Pack)?

No! We are not estate agents and your are not "marketing" your property. We will pay for such searches as are necessary to the legal process. If you already have had a HIP done we will obviously take advantage of it.


Will you pay my legal costs?

Yes, provided you do not withdraw before completion we will pay your legal costs up to a maximum of £500. This will normally cover all your costs.


Are there any hidden costs?

No! That's part of the deal!


I’m looking at several companies offering something similar. Some charge a valuation fee. Why should I use you?

Well, they fact we don't charge a valuation fee is a good start!( or any other fees!)

If you have paid hundreds of pounds for a valuation fee before receiving an offer then there is little incentive to give you the best possible offer. Some of the National companies employ their own surveyors and can make a tidy profit on the valuation fees alone. If they don't really want your property, they will just offer a very low price and you either have to accept or lose your valuation fee. We know on the other hand that we must produce the best deal we can for you, that is consistent with our criteria, for you to be happy to accept it.

We accept that you may look at offers from others too. That is fine and normal! Just don't pay anything up front!

Particularly if you are considering a sale and rent back but in any case, we suggest that you should look carefully at the ethics of the buyers you consider. We are pleased to put our ethical standards up front and we insist on our Associates agreeing to operate by these high standards. We will take action in the case of any breach of these ethics.

In the case of rent backs for legal reasons tenants are normally offered a standard AST (Assured Shorthold Tenancy) agreement. (This applies with all buyers) However we require our Associates to offer a written statement of intent to allow you to remain in the property with a prearranged basis for any rent increases so long as the terms of the AST contract are met.

   
 

Timing

How long does the process take?

Naturally that varies from case to case. If there is urgency our Associates can act fast. If necessary they may be able to exchange contracts within days. Typically the time to completion is about 4 weeks. As cash buyers they will have the necessary funds lined up, professional advisers in place and they will know how to manage the process. The most significant possible source of delay is you using a solicitor who is unable to work to a fast time scale.


Can the timing be flexible?

Yes! As professional buyers our Associates have a great deal of freedom to adapt the structure and timing of the deal to suit your requirements. They can exchange contracts with delayed completion or complete and rent you back your property so that your receive your money but continue to live in your home. They can be fast or slow. Because the deal is isolated from others, there is no chain breaking possibility.


How fast can I get the money?

Your solicitor will release your money at completion.


How long do I have to decide whether I want to accept your offer?

Talk about it with our Associate! Most are happy for you to delay accepting their offer for as long as the circumstances have not changed. A month would be normal but even six months later they are likely to be happy to complete the deal according to their original offer. Does anyone else need to know about the sale?

What exactly is a Cash Buyer?

A cash buyer does not come round with a wheelbarrow full of £10 notes! A cash buyer is someone who either has the money to buy your property sitting in the bank, or else has arrangements in place to raise the necessary finance without delay. That means that they are pre-approved for finance on property that meets certain criteria. It remains only for a surveyor to report on the specific property and certify that it meets the criteria for the funds to be available.
