You may be retired or coming up to retirement age and wish you had more money. Do you feel that you deserve a better lifestyle after working so hard for many years? They are usually aimed at the elderly (55 - 60 +). Typically you sell all or part of your home in return for a cash lump sum and the right to remain in your home. There are often hidden costs that are difficult to evaluate. There are two types of equity release plan:

1. Home reversion plans. You sell all or part of your property for a cash lump sum. You retain the right of occupation. In effect you are paid the full market value of your property less a deduction that represents a single payment of rent for the number of years its estimated you will be living there. The amount that you receive depends on your age.

2. Lifetime mortgage plans. If you are aged over sixty you can borrow a fairly small percentage of your property's value without making any monthly payments of interest or repayments of the loan. The interest is added to the loan every month and builds up. Unlike a conventional mortgage there is no repayment date.

   
 

The reasons for considering an equity release scheme are the same as those for considering a rent back and include:
  • Equity rich but cash poor. Exchange the equity in the home for greater quality of life.
  • Pass on your legacy. Pay for a grandson's education or a deposit for a family member to buy their first home.
  • Avoid nursing home costs. You may have to sell to cover these costs.
  • Avoid death duties and tax. The UK's ageing population is being increasingly targeted for taxes. The group have generally built up assets over their lifetime.
  • Do not want to leave home. Many people cannot contemplate leaving the home that they have enjoyed for many years. They cannot conceive of settling elsewhere later in life. The memories of happy family life are often more important than bricks and mortar. Many people want to release equity without having to leave a lifelong home.
  • To carry out improvements. There may be basic improvements and repairs that have been neglected for a long time. These may include double glazing, central heating, security and fire safety improvements, roof repairs etc. On a pension it can be difficult to afford these and yet they are even more necessary for your retirement.
